Chapter 8 - THE BUYER KNEW MORE THAN HE SAID
Leonard Price, the developer, claimed he was an innocent purchaser.
He had title insurance.
A recorded deed.
A capacity letter.
A notary.
An appraisal.
On paper, clean enough.
Then investigators found a text from Leonard to Daniel.
L:
Your sister going to be a problem?
Daniel:
She doesn’t know.
L:
And your mom?
Daniel:
After the hospital, she won’t be in the way.
Leonard:
Meaning?
Daniel:
Meaning close Friday.
Leonard did not ask again.
That silence became expensive.
Another email showed Leonard knew the appraisal was low.
He wrote:
If we can hold 8.4, margin works even with demolition delay.
Daniel:
It’ll hold.
How could Daniel promise price?
Because the seller was supposedly Valentina.
Yet he acted like the seller.
Leonard eventually stopped claiming complete innocence.
He said he suspected Daniel was “managing” family consent.
He did not know documents were forged.
Maybe.
But he knew enough to demand verification and chose not to.
Civil liability followed.
