Chapter 3 - THE PETITION WRITTEN EARLY

Charles tried to explain.

“It was a contingency draft.”

Claire laughed.

“For what contingency?”

“Household conflict has been escalating.”

“Enough to prepare my removal before today?”

Eleanor stepped in.

“Madison told us she was afraid of you.”

Madison crossed her arms.

“You scream all the time.”

“I asked you to pick up towels.”

“You control everything.”

Claire looked at Mark.

He still said nothing.

Naomi Chen arrived that afternoon.

Claire had called her from the upstairs bathroom after realizing Charles represented the trust, not Claire.

Naomi read the petition.

Then the renovation agreement.

Then the original trust.

Her expression sharpened.

“This is not a simple inheritance.”

Madison rolled her eyes.

“It says I’m next.”

“It says you hold a contingent remainder interest.”

“English.”

“You may have rights later. You do not own the house today.”

Madison looked at Eleanor.

Eleanor said:

“Details.”

Naomi smiled.

“Details are what keep houses out of foreclosure.”

That sentence changed Mark’s face.

Claire saw it.

“Foreclosure?”

“No,” Mark said quickly.

Naomi looked at him.

“Is there a lien application pending?”

Silence.

Claire stared.

“Mark.”

He exhaled.

“My company needs financing.”

“What does that have to do with this house?”

“Nothing yet.”

Naomi’s eyes narrowed.

“Which lender?”

Mark hesitated.

“Midwest Commercial.”

Naomi searched public filings.

Bennett Development Group had applied for a $3.8 million line of credit.

Proposed collateral package included:

Bennett Family Residence Trust — contingent property support.

Claire felt cold.

“You pledged the house.”

“I didn’t pledge it. The trust would guarantee a portion.”

“Without telling me.”

“You don’t own it.”

Then he realized what he had said.

Claire looked at him for a long time.

Naomi opened the lender checklist.

Required signatures:

Managing occupant.

Current spouse with secured occupancy claim.

Adult remainder beneficiary.

Mark signed.

Madison signed.

Claire had not.

The loan could not close cleanly without her waiver.

Naomi looked at the prewritten removal petition.

Then at Madison.

Then at Eleanor.

The room went silent.

If Claire were temporarily excluded for misconduct, Mark might argue her occupancy claim was disputed and move the loan forward.

Claire whispered:

“You needed me out of the way.”

Mark stood.

“No.”

Eleanor said nothing.

That silence was louder.

Then Naomi found an email attached to the lender package.

Subject:

CLAIRE WAIVER — ALTERNATIVE PATH.

She clicked.

The sender was Eleanor Bennett.
