Chapter 8 - THE COMPETENCY LETTER
Nathan had anticipated that.
He produced a letter from Dr. Warren Hale, Curtis’s primary physician.
Date:
four days before signing.
“Mr. Morgan is alert, oriented, and in my opinion capable of making routine financial decisions.”
Rachel stared.
“Routine?”
Nathan shrugged.
“Property is financial.”
A $1.9 million land option was not routine.
Then Dr. Hale was interviewed.
He had seen Curtis for:
blood pressure,
fall follow-up,
medication adjustment.
He did not perform a formal capacity evaluation.
He wrote the letter because Nathan requested something “confirming Dad’s okay to handle paperwork.”
Dr. Hale said:
“I did not know it was for a land transaction.”
That changed weight.
Not fraud.
But overused letter.
Nathan had stretched a narrow statement into broad protection.
