Chapter 5 - WILSON COMMUNITY ADVISORY

Wilson Community Advisory LLC existed.
Registered eighteen months earlier.
Mailing address:
a private mailbox center.
Manager:
Arthur Wilson.
Margaret’s husband.
Business description:
community risk consulting.
Sentinel had paid the LLC:
$48,000
over eighteen months.
Why?
Sentinel’s president said:
“Neighborhood liaison services.”
Emily asked:
“Did the HOA approve that?”
“No. It was part of our marketing expense.”
Possible.
Then:
“What did Margaret do?”
“She introduced us to local vendors, gave resident feedback, helped with rollout.”
Again possible.
But Margaret had negotiated Sentinel’s HOA contract while her husband’s LLC received money from Sentinel.
Conflict.
Undisclosed.
Then Emily found the worst part.
A Sentinel email:
MARGARET:
Keep the advisory arrangement separate from HOA paperwork. I don’t need residents turning everything into drama.
SENTINEL REP:
Understood.
There.
